ONE COORDINATED PROJECT
Design, construction and supply, planned together.
Coordinating interior planning, construction and material supply helps align specifications, site milestones and installation. Your written agreement identifies the responsible entity, scope and handoffs for each part of the project.
Clear project responsibilities
Interior planning, construction scope and material specifications are coordinated together. The responsible contracting entity, inclusions and exclusions are documented in your agreement.
Products sequenced to the build
Cabinetry, doors, vanities and fixtures are made to order and usually delivered weeks after they need to be specified. Because supply is coordinated with construction, long-lead items are released against the permit and framing dates rather than discovered late.
Consistent material language
Millwork for kitchens, wardrobes, vanities and doors can be produced from matched material lots, so finishes agree across rooms instead of being sourced room by room.
Licensed for the work
U.S. construction and remodeling are performed under California Class B General Contractor licences — KWA Home #1145730 and MIT Construction #964155. The applicable contracting entity and licence are identified in your agreement. You can verify the licence independently before signing. Which entity contracts which scope is set out on the About page.
WHERE WE WORK
Arcadia, the San Gabriel Valley and Greater Los Angeles.
We take projects where local familiarity actually makes a difference: Arcadia, Pasadena, Temple City, San Marino, Monrovia, Sierra Madre, El Monte, Alhambra, Glendale and the surrounding San Gabriel Valley, with Greater Los Angeles considered case by case. Review practice, inspection expectations and typical lot conditions differ noticeably between neighbouring cities, and knowing those differences is worth more than a wide service radius.
Older housing stock
Much of Arcadia and the San Gabriel Valley was built long before current energy, electrical and plumbing standards. Opening a wall in these homes routinely reveals something that changes scope — which is precisely why we document discoveries rather than quietly absorbing them or surprising you with them later.
Hillside and irregular lots
Slope, drainage and access shape what can be built and how quickly. A site walk before any design commitment answers the expensive questions early.
ADU-heavy neighbourhoods
Second units are common here, and state rules have changed what is possible on a standard lot several times. Working regularly with current standards means fewer proposals that cannot be approved.
Supply-only projects
Homeowners working with their own builder, and designers managing their own site teams, order materials packages from us without any construction scope attached.
Project by project, we also work across the wider San Gabriel Valley — Altadena, Baldwin Park, Covina, Diamond Bar, Duarte, Irwindale, La Cañada Flintridge, La Puente, Montebello, Monterey Park, Pomona, Rosemead, San Gabriel, South El Monte, South Pasadena, Walnut and West Covina. Travel time decides how fast we can be on site, so the city comes up early rather than late.
GETTING STARTED
How your project begins.
A conversation, not a sales call
Tell us the city, what you are trying to achieve, rough timing and a budget direction. If your project is not a good fit for how we work, we will say so rather than produce a number designed to win the job.
Site walk and feasibility
For construction work we look at the property, access, existing conditions and the constraints that shape scope. For supply-only work we measure or review drawings.
Written scope
You receive what is included, what is specifically excluded, how long-lead items are sequenced, and which licence applies to which portion of the work.
Agreement and schedule
Once scope is agreed, dates and dependencies are documented before mobilization — including the inspection milestones and decision deadlines that affect your finish date.
FAQ
Questions about scope, licensing and how the three entities divide the work.
Do you provide architectural design?
No. KWA Home is not an architecture or design firm, we do not offer architectural design to the public, and we do not stamp drawings. Drawings are prepared and stamped by licensed design professionals — a California-licensed architect, depending on the scope. What we contribute is the part that decides whether those drawings build cleanly: existing site conditions, constructability review before submission, the revisions a city asks for, and then the construction and supply behind them.
Can you build from drawings someone else produced?
Yes, and it is a common way to start. We review the set against the site and against how the local department will read it, flag anything that will not build as drawn, and price the construction and material scope from there. If the city comes back with comments, revisions go through the designer who stamped the set — that stamp is not ours to move.
Which entity signs my contract, and which licence applies?
It depends on the work, and it is stated in the agreement rather than left implied. New construction and structural work are contracted under KWA Home, California Class B licence #1145730; remodeling projects run under MIT Construction, Class B licence #964155. Both numbers are verifiable on the CSLB licence lookup before you sign. Cabinetry and interior products are manufactured separately by Winrun and supplied factory-direct.
Do I have to take construction to use the cabinetry supply?
No. Supply-only is a real scope, not a consolation prize. It works best when the drawings are settled and measurements are taken after rough work is finished rather than before — a kitchen measured off plans instead of off walls is the most common source of a cabinet that does not fit. Send dimensions or drawings and we will tell you what has to be confirmed before anything is cut.
Who pulls the building permit, and who meets the inspector?
We do. The permit is submitted and tracked under the licence carrying that portion of the work, including the energy documentation that accompanies structural, window and mechanical changes. Inspections are booked at each hold point rather than batched at the end, because a correction found after the next trade has covered the work costs considerably more than one found the same week.
Do you take smaller projects, or only full builds?
Both, though the threshold is about coordination rather than size. A single room still has a sequence — demolition, rough work, inspection, finish — and it fails in the same places a full build does when that sequence is improvised. Where we are not the right fit is work too small to carry a permit and a schedule; in that case we say so rather than quote it.
Do you work on commercial properties as well?
Our published work is residential throughout Arcadia and the San Gabriel Valley, and that is where our process, trade base and material supply are built for. For anything outside it, the honest answer depends on scope, licensing and inspection requirements — send the details and we will tell you directly whether it is something we should be doing.
How early should I get in touch?
Earlier than most people do — ideally while the design is still open. Contractor input at that stage is what prevents the expensive kind of change, the one discovered after framing is standing and the window order is placed. If the design is already finished, a constructability review before it goes to the city is still worth the conversation.
