FAQ

A few practical answers about KWA Home, MIT Construction and Winrun material support for California residential projects.

GETTING STARTED

Projects & services.

How do your U.S. companies and China factory work together?

KWA Home is our construction company in the United States. MIT Construction is our U.S. remodeling company. Winrun is our production factory in China. Together, we connect design, construction, raw and finishing material supply, and remodeling in one coordinated service. How the three companies divide the work is set out separately.

What types of projects do you support?

KWA Home provides one-stop design, construction, raw and finishing material supply, and remodeling for homes, ADUs and additions. MIT Construction supports kitchen, bathroom and whole-home remodeling. Winrun supports custom furniture and whole-home material packages.

Which company handles construction?

KWA Home supports new construction, ADUs and additions. MIT Construction supports interior remodeling and custom renovation work. The applicable contractor handles its own licensed construction scope.

Can you help with materials only?

Yes. Winrun can support custom cabinetry, wardrobes, vanities, doors, flooring, tile, bath fixtures, lighting, hardware and whole-home furniture packages.

What should I send for an initial consultation?

Send your project city, property type, photos or plans if available, inspiration images, target budget direction and timing. A short description is enough to begin.

Can I browse product categories first?

Yes. Visit the Custom Furniture Catalog for kitchens, closets, living furniture and bathroom vanities.

Do I need finished plans before contacting you?

No. You can start with a property city, photos, a room list and your goals. We will help identify the appropriate next conversation.

OUR STANDARD

Premium materials & craftsmanship.

Do you offer different material quality tiers?

We work exclusively with premium materials and precise craftsmanship. Selections are tailored to the design and application, with the specified materials confirmed for each project.

Which materials and craftsmanship do you focus on?

Selected furniture-grade multilayer plywood, white oak and walnut veneers, refined painted finishes, grain matching, integrated door-and-wall detailing and precise finishing. View material specifications →

Which hardware brands can be specified?

High-tier Blum, Hettich and GRASS series can be specified according to the application. The brand, series and configuration are confirmed in your project specification.

How are samples and finishes confirmed?

Material samples, finish selections, hardware and key dimensions are reviewed and confirmed for the project before production. The approved specification records what will be supplied.

FACTORY & AFTERCARE

Production, delivery & support.

How large is the Winrun factory?

Winrun is our production factory in China, with a factory area of 20,000 m².

What is the lead time?

Winrun product orders have a lead time of up to 45 days. The lead-time starting point and delivery arrangements are specified in the order agreement.

What warranty and maintenance support do you provide?

Winrun products come with an 8-year warranty and lifetime maintenance support. Warranty coverage and maintenance terms are specified in the order agreement. Lifetime maintenance is distinct from the 8-year warranty. U.S. construction and remodeling are covered by their respective project agreements.

PERMITS & RULES

What needs approval, and what does not.

Do I need a permit to convert my garage?

If the space becomes living area — a bedroom, a bathroom, a kitchen — it needs a permit and inspections. Converting to habitable space changes occupancy, fire separation, egress and energy compliance, none of which are cosmetic. Finishing a garage for storage or a workshop without adding living space is treated differently. The dividing line is worth confirming before you budget, because retrospective approval of unpermitted work is almost always more expensive than permitting it up front. Full detail: garage conversion permits in Arcadia.

How long does permit review take?

It depends on the scope, how complete the submittal is and how many correction rounds are needed. California sets a statutory review deadline for complete ADU applications, but the practical delay on most projects comes from incomplete drawing sets rather than from the city. We cover the sequence and the realistic pauses in the ADU permit timeline guide.

Can unpermitted work be legalised afterwards?

Often yes, but it is slower and usually more expensive than doing it correctly the first time — walls may need opening for inspection, and non-compliant work may have to be rebuilt. It also tends to surface at the worst moment: during a sale or a refinance. The process, and what it realistically costs, is set out in legalising unpermitted additions.

How large can an ADU be on my lot?

California law sets minimum approval standards that cities cannot undercut, and local rules then govern setbacks, height and coverage on top of that. In practice the answer depends on your specific parcel rather than a single number. Start with ADU size limits and setbacks in Arcadia.

COST & BUDGET

What things cost, and why quotes differ.

What does an ADU cost in Arcadia?

ADU pricing depends on the unit type, existing structure, site conditions, utility work and premium finish specifications. A written quote is prepared against your property and confirmed scope after a site review. Explore ADU budget planning in Arcadia.

What does a kitchen remodel cost here?

Broad published ranges place minor remodels at $15,000–$30,000, mid-range at $30,000–$60,000 and major remodels at $60,000–$100,000+, with layout changes and cabinetry grade the two variables that move a project between brackets. See kitchen remodel costs in Arcadia for what drives each bracket.

Why do two contractors quote very different numbers?

Usually because they are not quoting the same scope. One has included permits, inspections, protection, disposal and finish carpentry; the other has priced the visible work and will treat the rest as changes. Compare written scopes line by line — including what is specifically excluded — before comparing totals. Eight checks before you sign with anyone covers exactly this.

Can I finance the work?

Common routes are cash-out refinance, home equity lines, construction-to-permanent loans, renovation mortgages and, for ADUs, renovation products that count projected rental income. Order matters: securing finance before committing to a construction start date avoids the most expensive mistake people make on these projects — starting to build before the money is arranged. We are builders, not lenders, and do not arrange financing.

WORKING WITH US

Practicalities.

Which areas do you serve?

Arcadia and the San Gabriel Valley — Pasadena, Temple City, San Marino, Monrovia, Sierra Madre, Alhambra, El Monte and Glendale among them — with Greater Los Angeles considered case by case. Material supply is not limited by geography in the same way construction is.

Are you licensed, and can I check?

Yes. KWA Home holds California Class B General Contractor licence #1145730 and MIT Construction holds #964155. Both can be verified independently on the Contractors State License Board website, which shows licence status, classification and workers’ compensation coverage. Please check — any contractor worth hiring will not be offended by it.

Do you work with my own architect or designer?

Yes. We regularly build from drawings produced elsewhere and coordinate with your designer on details. Where it helps, we can also take the project from brief through to permit set and shop drawings ourselves.

Can I supply my own materials, or use my own contractor?

Both are possible. Supply-only orders are routine for homeowners working with their own builder, and designers managing their own site teams. What we will not do is warranty an installation we did not perform, so responsibility for each scope is stated clearly in writing.

What happens after I send an enquiry?

We read it, ask for anything missing — usually photos, approximate dimensions or timing — and tell you whether it is a fit. For construction work the next step is a site review; for supply-only work it is dimensions or drawings. You will get a straight answer rather than a sales call, and if your project is not right for us we will say so.
